Q: How do I modify or remove my listing?
A: Untitled document Our website is designed so that you can easily access and modify your listings 24 hours a day. You can modify any portion of your listing at any time simply by logging into your account and selecting the property you wish to edit. If you do not wish your listing to appear any longer, simply click "Deactivate" under the "Action" column corresponding with the property listing you wish to deactivate. (You may reactivate the same property listing later, if you choose.)

Q: How do I change my user name?

Q: How do I change my email address?

Q: I received a SPAM email, what do I do?
A: Untitled document Unsolicited commercial e-mail (SPAM) is prohibited from being sent through our system. We apologize that it was sent to you. Please let us know what you received by contacting us. For further information about internet fraud and fake check scams, please visit www.fraud.org.

Q: I received a suspicious email, what do I do?
A: Untitled document Usually emails with poor grammar, spelling, odd use of capital letters and/or asking you to wire money or participate in an unusual bank transaction is a scam. The sender is usually attempting to obtain money, personal information or your email address. We recommend that you let us know you received this and delete the message without responding. For further information about internet fraud and fake check scams, please visit www.fraud.org.

Q: I responded to an inquiry from a renter and it bounced. Can you help me?
A: Untitled document If a message is returned to you undelivered, it is because the prospective renter entered the address incorrectly.  It is sometimes possible to guess the correct address by checking for common misspellings or mistakes in the address (e.g., comcast.com instead of comcast.net).  Short of this, there is nothing we can do if a prospective renter provides you (and us) with incorrect information.

Listing your Property

Q: Can I put my web page/link on my listing?
A: Untitled document Yes. We allow our customers to link to their own website. We ask that you provide a reciprocal link back to a Rents4™ website in exchange. The reciprocal link can be to your Rents4™ property brochure page. Please provide your URL when prompted during the listing/editing process. Putting your URL or any other URL anywhere else in your listing is prohibited.

Rents4™ also allows customers to create a separate URL unique to their Rents4™ listings. This URL will take customers directly to your Rents4™ listings.

Q: Can you list or modify my home for me?
A: Untitled document Fortunately, you don't have to rely on us to do this. We have designed our website to make listing a property a breeze. The website also allows owners to modify their listings with ease whenever they wish on their own. To modify your listing, simply sign into your account on the Owners Login Page.

Q: How do I add photos to my listing?
A: Untitled document If you would like photos posted with your listing, simply login, select "Edit" next to the property you wish to edit and click on the large "Photos" link to go directly to your Photos page. There you can select the photos from your local computer you wish to upload and display on your property brochure page. You can change the photos any time you wish and as often as you wish.

Q: How many photos can I put on my listing?
A: Untitled document Twelve.  We have twelve to be the best number in providing prospective renters with a good idea of what your home looks like without overwhelming them and detracting from the aesthetics of your property brochure page.  You may also upload floor plan diagrams and other graphics you think may improve your listing.

Q: What size and type pictures can I use?
A: Untitled document Pictures must be submitted in jpeg, gif or png format.  (These are by far the most popular formats.  If you don't know what format your picture is in, it is likely in one of these.)  You may upload virtually any size of pictures you wish; however, we recommed you upload only high-resolution pictures so that they do not appear blury when expanded on your property brochure page.

Q: May I copy photos from another website to post on my listing?
A: Untitled document Many other sites copyright your photos once you post them on their site.  If they have done this you cannot legally copy the photos to our website (even though they're your photos!).  You must therefore use only original pictures or pictures that are not copyrighted by another website.

Q: How do I create an availability calendar?
A: Untitled document Visit www.rentors.org and follow the easy directions to create your calendar.  Then take your Rentors.org ID number and type it in the appropriate field at the bottom of the "Property Details" page when creating or editing your property listing.

Q: Can I list my property for only six months?
A: Untitled document Since many renters plan far in advance, it is best to allow listings to run continuously on a year-round basis.  If you desire, however, you can deactivate your property after it has been listed for six months, although you will not be refunded your listing fee.  If your property is available for only six months of the year, you should so indicate on your availability calendar.

Q: Is there a referral program?

Q: I added a new listing and I can't find it, where is it?
A: Untitled document Login to your account and make sure you have activated the property.  Then confirm that you have listed your property in the right city and selected all the points of interest that pertain to your property.  All properties are immediately published to our website, so if you still cannot find your property, please contact us.

Q: I didn't get the registration confirmation email, what do I do?
A: Untitled document Please check to make sure you, in fact, created an account.  Then confirm that the email address you supplied is correct.

Q: Why isn't my phone number showing on my listing?
A: Untitled document Phone numbers are kept for internal use only for two reasons.  First, protecting our customers' privacy and cutting down on spam is a primary concern for us.  Consequently, we do not display website links, email addresses or any other contact information on our website. We also want you to be able to see how well your investment with rents4™ is working for you.  If prospective renters' inquiries were not forwarded from our site, you may never know who referred them to you.  Without knowing this, we would never be able to offer you our No Worries Guarantee™ and you would never know how well your investment is really working for you.

Property Promotion

Q: What is Rents4™ Reviewed and how do I include my property?
A: Untitled document Rents4™ Reviewed rentals are properties that a member of our staff has visited and reviewed. Rents4™ reviewed properties are identified by an icon that appers next to the property's listing. We will usually approach property owners directly to be reviewed. If you would like to recommend your home to be reviewed, and have availability for a member of our staff, feel free to contact us.

Q: Do I have to compete with featured properties and hotels
A: Untitled document No.  Rents4™ websites are not cluttered by dozens of pictures of "featured properties."  We benefit you and renters by helping renters find the properties they are looking for as easily as possible.  Similarly, Rents4™ does not list hotels.

Renting

Q: How do I make a booking?
A: Untitled document Individual property owners have their own way of making reservations. When making the rental reservation, be sure and communicate your arrival and departure dates, number of adults and children, any pets you want to bring along, and any special needs that you might have.  To ensure that details of the rental are understood by both parties, a clearly written rental agreement or lease is recommended. A legally binding contract, the rental agreement or lease should include defined arrival and departure dates, payment schedules, detailed instructions, and other terms and conditions

Q: How are cancellation and refunds handled?
A: This varies with each owner. The cancellation policy associated with your rental agreement or lease should clearly communicate penalties associated with canceling your contract. Note that cancellations due to weather conditions are not usually permitted unless specified in the rental agreement.  Travel insurance can protect your vacation investment if unforeseen circumstances require you to cancel your trip.

Q: How do I know the rentals are legitimate?
A: Untitled document The online service we provide for vacationers is comparable to that offered by a newspaper or magazine through which vacation homes are advertised.  Because we do not personally check out properties prior to their advertising with us, our recommendation is that you request references and a list of past renters from the homeowners. If possible, it is also suggested that you visit the property in advance.

Q: What is a wire-back scam?
A: Untitled document Scammers will send you an inquiry, which may seem legitimate, but at some point suggest they send you more than your rental fees and ask you wire back the difference. The check they send you will be a fake, but usually takes the bank several weeks to catch it. By then, you have wired the difference back and will be unable to recover what you have sent. In some instances, the bad check will even clear your bank initially. We suggest you insist on exact payment, however, if you do accept an overpayment, wait at least 30 days before returning any funds. If you receive a suspicious inquiry mentioning that a third party (a business, assistant, or someone who owes them money) is going to send an overpayment, we recommend that you delete the inquiry without responding.  Plese visit www.fraud.org for more information.

Q: Where can I find details on check‑in times, pets, etc.?

Q: What type of pre arrival instructions should I expect?
A: Untitled document In addition to directions to the property, you should be provided with either a key or the name of the person who will greet you at the rental, as well as the name and telephone number of some one at the location who you can contact if anything goes wrong. If a security deposit is due on arrival, the expectation is that it will be paid in cash, local currency, check or traveler's check.

Q: What happens when I leave?
A: Untitled document Check out policies should be part of the instructions you are provided by the owner. Since cleaning standards vary, it is important to know how much the owners expect you to clean up prior to departure. At minimum, the rental should be left tidy.  When you are ready to leave, the owner or their representative should check you out of the property, and assuming there is no damage, will refund your security deposit, either on the spot or within a couple of weeks.

Q: What about travel arrangements?

Special parking requirements and parking passes should be detailed in the rental agreement and included in pre-arrival instructions.

Q: What is a subdomain?
A: Untitled document One of the many great services we offer is allowing customers to create personal internet addresses known as subdomains.  This is a special web address you can post to your website and print on any literature you may have to better publicize your property.  When people type in the subdomain on the internet, they are taken directly to your property's brochure page.

Q: What is the difference between resort pages and region pages?
A: Untitled document We are the only website that allows customers to list their property under the city in which the property is located as well as under various vacation destinations near the property.  Region pages are those pages that list properties by country and city, etc.  Resort pages are those pages that list properties by vacation destination.

Q: Is there a direct URL to my listing or do I have to navigate there every time?
A: Untitled document Yes, there is a direct URL to each property you list.  You may copy and paste the URL displayedin the browser window on your property brochure page.  Additionally, Rents4™ allows you to create your own personalized subdomain. This is a special address you can post to your website and print on any literature you may have to better publicize your property.  When people type in the subdomain on the internet, they are taken directly to your property's brochure page.

Q: What is the Availability Calendar?
A: Untitled document The Availability Calendar is a universal calendar service operated in cooperation with www.Rentors.org.  The calendar informs prospective renters when your property is available for rent so you do not have to respond to emails seeking only this commonly asked-for information.  Because of its universal nature, any changes you make to the calendar will also automatically be shown on all other vacation rental websites associated with your Rentors.org account.
